It may be possibe to extend your house under Permitted Development. This basically means as long as you adhere to the strict Permitted Development criteria you can extend your house without planning permission .

Guide to Permitted Development and Planning applications
Single Storey Extensions
Permitted Development Planning


Under Permitted Development:

Planning permission is not required for certain single storey extensions providing your property benefits from Permitted Development rights.

  • Side extensions — the width of the extension must not be greater than half the width of the original dwelling. Side extensions are not permitted on Article 1(5) Land (e.g. AONB, Conservation Areas).
  • Rear extensions — no more than 4m in depth (detached house) or 3m in depth (semi-detached or terrace). Exception -larger extensions are allowed under  Prior Approval.
  • Where it is within 2m of any boundary, the eaves cannot be higher than 3m, and no more than 4m in height otherwise.
  • Materials should be similar.
  • Balconies and Platforms are NOT allowed. Juliet Balconies ARE allowed.
  • Flats do not have Permitted Development Rights


Planning Applications

If you are a householder a Householders Planning Appplication will need to be submitted -

  • When the new extension falls outside the criteria for Permitted Development, for example, height / length / width .
  • If the  extension is to the front/ principal elevation.
  • You intend to use different materials from the existing
  • You have had your permitted development rights removed ( often new estates )
  • Your Permitted Development rights will be restricted if you live in a Conservation area or an Area of Outstanding Natural Beauty
  • Flats do not benefit from Permitted Development Rights and will therefore need to submit a Planning Application for all types of building work.
Two storey extensions
Permitted Development



  • A two storey extension can only be built under Permitted Development  if it is at the rear of the dwelling. 
  •  The  two storey extension must not exceed 3m from the rear wall of the existing building and can be the same height as the ridge tiles of the original house.
  • There needs to be a distance of 7m from the proposed double storey extension and the the rear boundary


  • Planning Permission is required for larger two storey rear extensions.
  • Planning Permission is required for all two storey side extensions
  • Planning Permission Is required for a first floor side extension over an existing ground floor extension/garage.
