Permitted Development Building Regulations

  • Planning permission is not usually required, providing the work is internal and does not involve enlarging the building or raising the roof height. Flat Velux type rooflights are allowed.
  • If you live on a new housing development Permitted Development rights may have been removed and properties in Conservation areas, Areas of Outstanding Beauty or Listed Buildings will require planning permission.



  • In order to be classed as a habitable room Building Regulations approval will be required. Building Regulations cover floor, wall and roof insulation , plumbing, wiring.
  • Window and door openings may require additional support .
  • Roof Timbers may require strengthening to support Velux windows.
